Application for approval with full plans

This is the most common type of application and is usually submitted by an agent or architect.  Scaled Building Regulations plans, showing the proposed constructional details and any supporting structural calculations are submitted with the application form. We recommend this route for all types of projects other than minor works.

Once we have received your application and the correct application fee, one of our registered building inspectors will check the plans for compliance with the Building Regulations within 15 working days of submission – when we will either request further information or a decision notice will be issued.

If we have any queries or need further information we will request this via phone or email and once resolved, an approval notice will be issued. If information takes longer to be returned to us, legislation states a decision on an Application for approval with full plans must be made within five weeks, extendable by mutual agreement.

• The approval of an Application for approval with full plans is normally valid for three years from the date of deposit. However, this is not the same as any planning permission you may have obtained for your project
• All buildings which fall within the requirements of the Regulatory Reform (Fire Safety) Order 2005 ie. shops, offices etc must be submitted using an Application for Approval with Full Plans
• An Application for approval with full plans gives you the peace of mind that you will have a set of approved plans before work starts. This helps you when obtaining detailed quotes from builders. Knowing that the key elements of the build have been checked for compliance with the Building Regulations.

After Building Regulations plans approval, once work starts, a registered building inspector will carry out staged site inspections to ensure the work complies with the Building Regulations. On completion of a satisfactory final inspection we will issue a completion certificate document which should be kept safe and will be needed should you choose to move or remortgage in the future.

Charges for Applications for approval with full plans

All our charges are individually determined and Full Plans charges are usually paid in two stages.

The first charge is payable when the application is submitted and the remaining charge is payable after the first inspection of the works on site. (Some minor works are paid in full on submission and are not subject to this second charge.)
